For those who attended AREC this year, you would know that social media was a hot topic with many agents sharing their success stories as well as some tips and tricks. There were 3 tactics that really resonated with us so let’s get into these.

1. Facebook ads are the new letter drop box

Sadly, most agents dropping DL cards don’t realise that if they took that money and spent it on Facebook Ads properly that they could get far better results.

Facebook Advertising is fast becoming a key marketing tactic for businesses looking for:

  • Brand awareness
  • Leads and
  • Engagement

There are over 17 million people on Facebook in Australia right now – that’s 70% of the population.

Facebook allows you to target your ads to potential customers in multiple ways.

Here are a few examples:

  • People who live in a specific postcode or suburb
  • Demographics such as gender, age and income
  • An email database or people who have visited your website
  • Interests or potentially even competitors’ followers

So how many people in your agency’s core area could you be reaching every day through Facebook? Importantly, you really do need to know what you are doing in order to, make sure you aren’t just throwing away money on Facebook Advertising.

It’s not always a case of just putting some money behind a post, there are many factors such as the campaign objective, audience targeting, selecting the right budget, strong copy and ad structure that will translate to actual return on investment.  So, don’t leave your Facebook Advertising in the hands of an amateur.

2. Video on Facebook is king 

Something I’m seeing happening a lot in the real estate agency is agents creating great video content but not really promoting this content in any significant way. They aren’t doing anything with their videos.

Video is getting greater preference in terms of reach on Facebook right now. One way to capitalise on this is to promote your video content on Facebook.

Simply run a Facebook Ad targeted to your demographic and core area using your video content such as:

  • property videos
  • agent profile videos
  • auction videos or
  • vendor testimonials

You might be surprised that you can reach 10s of thousands of people for as little as a few 100 dollars.

3. Give first  

To build trust with your audience on social media you absolutely need to provide value to them. The reality is that people are just not interested in being bombarded with posts about how amazing you are as an agent.

Constant self-promotion in your content will just alienate your followers, and they will lose interest. It’s ok to scatter your sales results and listings throughout your content here and there, but don’t make this the sole focus of your content.

Think about how you can bring some value to the table for your audience. Talk about what you know on social media, focus on your core area, local businesses, attractions and your marketplace. Give value first and then self-promote in small doses.
